and service every loan we make.
We do not sell our loans, and there is no middleman. Because we are a collateral
lender, we don't make our decisions based just on credit scores, debt-to-income
ratios, or home-to-land formulas. We do it because it makes sense. If it has dirt
under it, we finance it.

We like equity. If you have 30 percent to put down, or enough equity
in a refinance for a maximum 70 percent loan, give us a call. We will also take
other free and clear real estate or contract for deeds in lieu of a down payment.
We are the old fashion collateral lenders. If it makes sense, and there is equity,

All our loans are one year adjustables. Full term, no balloons, with caps of one-and-a-half,
and five. (One-and- a-half percent maximum rate change year-to-year. Five percent
maximum rate change over the life of the loan. Index is the one-year T-Bill.
No Prepayment Penalty
We are here for the long run. Other lenders may come and go, but
